Value Definitions

There are literally hundreds of definitions of value that are utilized for appraisals.  Often they are specified by the client.  Sometimes they are invented by the appraiser.  Depending upon the definitions of value, conclusions by different appraisers can vary by as much as a factor of ten or more.  Most disputes over values that I have encountered arise from the definition of value.  The Uniform Standards of Appraisal Practice require that every appraisal include not only the definition of value utilized but a citation for the source of the definition.  Click below for some commonly used definitions:
